Is Community Land a real estate brokerage?

No. Community Land is a principal buyer, meaning we purchase homes directly with our own balance sheet rather than representing sellers as a licensed brokerage. We do not list properties on the MLS, do not collect commissions from sellers, and do not act as a fiduciary agent. Sellers are encouraged to consult their own attorney or licensed agent before signing.

How fast can Community Land close on a home?

At pre-launch, our target cash close is approximately 14 days from accepted offer to recorded close on transactions where title is clean and no contingencies apply. This is an internal target; closed-deal median timing will be published once real transactions complete. Probate, partition, lien-clearance, or other complicating situations extend the timeline materially and are disclosed in writing before any seller accepts.

Question 3

Do sellers pay commissions to Community Land?

Accepted Answer

No. Because we are the direct buyer of your home rather than your agent, sellers do not pay a commission. Standard closing costs (title, escrow, transfer taxes) are addressed in the purchase agreement and are typically itemized and absorbed by Community Land in cash transactions.

What offer structures does Community Land present?

Accepted Answer

Up to four structures per property. (1) Cash 14-Day: fastest path, lowest of the four figures, no contingencies, as-is. (2) Hybrid Cash plus Note: half the proceeds in cash at close, half as a documented short-term note (12 to 36 months). (3) Seller Carry / Owner Financing: an agreed down payment with monthly installments at a negotiated rate, secured by a recorded note and deed of trust. (4) Subject-To or Wrap (where applicable): the existing loan stays in place and we either continue payments in the seller's name (Sub-To) or layer a wrap / all-inclusive trust deed; this often produces the highest headline price. Every creative-finance close is run through a licensed title and escrow company in the property's state (Bay Area partners in our flagship market), recorded with the county, serviced by a qualified third-party note servicer, and sellers are advised in writing to obtain independent attorney and CPA review. Who is eligible for Community Land's buyer programs?

Buyer programs are designed for public-school teachers, military veterans, and first responders (police, fire, paramedic). Eligibility is verified after application using third-party documentation such as an employment letter, DD-214, or agency credential. Pre-launch waitlist participation does not guarantee placement; placement depends on partner program rollout and capital availability.

We actively source off-market opportunities in 35+ Bay Area zip codes spanning Santa Clara, San Mateo, Alameda, San Francisco, and Contra Costa counties, our flagship market, and evaluate qualified off-market acquisitions nationwide on a case-by-case basis. Sourcing in a zip code does not imply we have closed a transaction in every zip; the current source list is available on request.

Is Community Land live, or is the website a prototype?

Community Land is in pre-launch operating status. Numbers, testimonials, and partner names shown on the site are illustrative composites used to communicate the model. No. Community Land does not sell personal information for monetary consideration and does not share it for cross-context behavioral advertising as defined by the California Privacy Rights Act.
